Housing price index, Slovenia, 1st quarter 2009 – provisional data
In the first quarter of 2009 the prices of second-hand dwellings in Slovenia fell by about 3%, while the number of transactions was the lowest ever. Compared to previous quarters, the sale of family houses almost completely stopped.
Prices of dwellings again lower everywhere in Slovenia
In the first quarter of 2009 the prices of second-hand dwellings again decreased; this time on average by 3.2%: in Ljubljana by 6.2% and outside Ljubljana by 1.7%. This is the second consecutive quarterly decrease outside Ljubljana and the third consecutive quarterly decrease in Ljubljana, and the greatest ever. The prices of dwellings in Slovenia fell to the level at the beginning of 2007. The number of dwellings sold decreased for the fifth consecutive time and has never been this low since
we started monitoring transactions in 2003.
Quarterly family house price indices for the first quarter of 2009 will not be published because due to a small number of transactions (only 77) the reliability of estimates is too low.
Methodological note
Methodological note:
In 2009, SORS started using a slightly changed regression model for calculating housing price indices outside Ljubljana. The data on the region in which real estate transactions took place are now taken into account.
