description This traditional L-shaped house lies in a peaceful valley close to the village of Kog, which lies midway between the towns of Ormoz and Ljutomer. Ljutomer has excellent rail connections, including the Budapest-Venice Intercity train, which passes through once a day. The local area here is popular with walkers, cyclists and wine buffs (due to the Ormoz-Ljutomer wine road).
Although the house is in a secluded location, it is only 5 minutes away from a local village shop, post office and the popular Hlebec tourist farm. The property is constructed from a mixture of clay brick, brick and concrete and the majority of rooms have recently been renovated. It has a tegola roof. The house has electricity, mains water, septic tank, telephone, cable TV and internet access. The first part of the house comprises of a hallway, living room, kitchen, bathroom and small bedroom. The second part of the house comprises of a larger bedroom and a further room which requires complete renovation. Once renovated, it could be used as a third bedroom, study or could be knocked through to the main bedroom. It would be possible to link both parts of the house with a conservatory which could only add value to the property.
The land around the house comprises of a field which has, this year, been rented out to a local farmer. Also, two rows of vines, an old pergola covered with vines and space created for a vegetable garden. The outhouse across from the main building was originally intended to be used for production and storage of wine, but is currently being used as tool sheds. Another part of the outhouse is being used as a wood shed / storage area. There is extra storage space available in the lofts of both the outhouse and the main building. There is a small wood to the rear of the property, part of which comes with the sale of the house. The property would be suitable for a holiday home, a main residence or perhaps a smallholding. The house is being sold part furnished as follows :-

- three piece suite (sofa pulls out to be used as a guest bed), 2 side tables, tv/storage bench.

- chest of drawers, Slovenian bed (single)
